There is plenty happening in Singleton at the moment. The bypass is progressing well and remains on schedule for completion late next year.
Both The Sydney Morning Herald and The Australian gave significant coverage to Singleton's short-term rental demand and returns, placing us second only to the Whitsundays as the best in Australia.
The first five months of 2025 echoed the trend we saw in late 2024, whereby local buyers are competing with those from out of the area who are looking for either an investment or home to move into. These buyers are being drawn to Singleton for the value it represents compared to areas further east. The ability to purchase a two-bedroom unit or apartment for around $300,000 is not only appealing to first-home buyers, but also presents a strong proposition for investors. Likewise, three-bedroom brick veneer homes priced around $580,000-$650,000 are attracting strong attention.
The Upper and Lower Hunter have ranked in the top 10 with regard to regional NSW median value growth, after a strong 12 months.
The office's average rent currently sits at $506 per week, and the vacancy rate low, reflecting the continued demand for rentals in Singleton. Over Autumn we leased a further 10 properties for an average weekly rent of $626.
Changes to rental laws have been introduced as of 19 May 2025, including the requirement of a reason to end a lease and making it easier for tenants to own pets.
