Welcome to our autumn market update.

We launched into 2025 after 15 sales for the month of December including 6 of the last 7 made in town for 2024. January and February were busy listing months and the sales have followed in all price points including the million dollar sale at Belford. We ended summer with 25 sales at an average sale price of $694,880. We also listed 28 properties throughout the Summer.

Excellent listing months have seen us with all price points covered from a 2-bedroom unit for $325,00 through to a 42 hectare property at Mount Olive at $1.51 million.

With interest rates finally dropping, the uncertainty of rising rates has eased, allowing buyers a bit more confidence to make long term commitment. The push to the regions places Singleton in a prime spot with the expressway dropping buyers into town in under 2 hours from Wahroonga and within 60 minutes from Newcastle. All roads lead to Singleton, in what should be another consistent year for the township.

The rise of the Singleton bypass is exciting for the town as the pylon road supports emerge on the east of town and Glenridding area. You can now get a very clear picture of the height of the fly over and convenient close proximity to town. The bin debate is the latest matter to have the town talking.

Property Management Update

Our property management department continues to hum along with Leanne and Andrew running an efficient department. Near constant zero rent arrears comes off the back of Leannes daily management.

A near zero vacancy rate also reflects the continued appeal of Singleton over nearby townships of Branxton, Huntlee and Muswellbrook.

An office average rental of $504 per week is a $18 rise from 2024, a welcome increase for landlords who continue to see holding costs increase through insurance and council rates. Over the summer we leased a further 12 properties for an average weekly rent of $575.

The team are back out doing the routine inspections ensuring all is in place for our landlords.

  • 38 Dangar Road, Singleton which sold for the full sale price of $1.1 million after just 18 days on the market.

 

 

 

 

 

 

  • 340 Retreat Road, Wattle Ponds which sold for the full sale price of $1.08 million after just 26 days on the market.

 

 

 

 

 

 

  • 1478 Mirannie Road, Reedy Creek which sold for $927,500 after multiple offers and just 10 days on the market.
